NEW ASSET PORTFOLIO FINANCING We have the ability to lend against any publicly traded stock or financial instrument. Stocks, Bonds, CDs etc. This is NOT considered a margin loan. This loan is 100% Non Recourse to the borrower! Loans can go as high as 85% of the value of the portfolio. Perfect for the borrower who does not want the lengthy unpredictable underwriting associated with a real estate loan. NO CREDIT CHECK! NO INCOME DOCUMENTATION! NO APPRAISALS! This product funds VERY QUICKLY. ========== PRIVATE BANKING FOR SUPER JUMBO LOANS This program is geared for high net worth borrowers and the super jumbo home loans. Loans here start at $800,000 to $10 million. We have the ability to provide financing for scores 700 and up and up to 90LTV loans for full doc borrowers, 12 months PITI is requirement for reserves. For stated borrowers we are looking for 720 scores and 30% of the loan amount for reserves.
For scores that are less then the required we have several other options, it would be worth sending the scenario with a description of the borrower's situations and liquid assets 650 Scores for full doc and 700 for stated will be considered for this program ========== NEW CONSTRUCTION LOANS Full doc only on construction max DTI 45% will look at the Loan to cost, and LTV will give loans for Primary & 2nd homes we look at the cost of the project to the payoff of the land and the future appraised value NO invest properties, NO spec will provide up to 24 mth locks ========== NEW COMMERCIAL LOANS At this time we are only considering iconic buildings, and oil and gas field projects, for other types of commercial loans see the information related to the BG and LC financing, often we can do smaller projects by financing those instruments. ========== NEW PAPER FINANCING We have the ability to finance a borrower that provides a letter of credit or bank guarantee. Generally, we can provide a loan to 70% of the paper value. The guidelines vary for the project but the issuing bank would need to be AAA. ==========
